Offer Accepted? Here’s Exactly What Happens Next When Buying a Home in Australia

Having your offer accepted is an exciting step, but it is only the beginning of the home buying process. From this point, there are structured stages that must be completed within specific timeframes set out in your contract.

Understanding these steps will help you avoid unnecessary stress and ensure everything runs smoothly through to settlement.


Why timeframes in the contract matter

When your offer is accepted, the contract will include key deadlines such as:

  • Finance approval

  • Building and pest inspections

  • Settlement date


These timeframes are critical. They are designed to protect you, allow the bank enough time, and avoid delays or penalties. Getting them right from the beginning is essential.


Step by step: What happens next


  1. Contract becomes legally binding

    Once both parties sign, the contract becomes legally binding and all key dates begin.

  1. Financial assessment update and preparation

Your financial position is updated based on the accepted purchase.

You may need to provide:

  1. Recent payslips

  2. Updated bank statements

  3. Any documents older than 30 days

Once everything is updated, the final financial assessment is prepared and sent to you for electronic signature.


  1. Loan application

    Based on the financial assessment approved by you, we proceed to lodge the loan application with the confirmed lender.


  1. Bank assessment and valuation

The bank reviews your file in detail and may:

  1. Request additional documents

  2. Ask follow up questions

At the same time, the bank orders a valuation of the property to confirm the purchase price.


  1. Conditional approval

    The bank issues conditional approval subject to final checks or outstanding items.


  1. Formal approval and letter of offer

Once all conditions are met, the bank issues formal approval.

At this point:

  1. You can confirm finance to the agent

  2. The file moves to documentation stage

  3. Loan documents issued

The bank prepares and sends the loan documents, which are the legal contracts for your mortgage.


  1. Review and signing

You review the loan documents carefully before signing.

This includes checking:

  1. Loan amount and structure

  2. Interest rate and repayments

  3. Loan terms and conditions

At this stage we can go through the documents with you to ensure everything is correct and aligned with what was discussed.

If anything needs to be corrected, amendments are requested before signing.

Once everything is accurate, you proceed to sign the documents.


  1. Posting and final documents (WA requirement)

Some documents must be:

  1. Printed

  2. Witnessed

  3. Physically posted


This is a requirement in Western Australia and can add a few days to the process.


  1. Bank ready for settlement

Once all signed documents are received and verified, the bank confirms they are ready to proceed to settlement.


  1. Coordination with settlement agents

Settlement agents coordinate with all parties to:

  1. Finalise adjustments (rates, water, etc.)

  2. Confirm final figures

  3. Book the settlement date


  1. Settlement day

Funds are transferred, ownership is transferred, and the property officially becomes yours.

Occasionally, minor issues can delay settlement by a day or two, but these are typically resolved quickly.


Final note

The process is structured, but timing is key. Having the right contract conditions and deadlines ensures everything progresses smoothly without unnecessary pressure.
