How it works

  • You secure a bridging loan that allows you to buy your new home before selling your current one. This loan is typically secured against both properties.

  • You move into your new property without immediately having to make repayments on two mortgages, because the repayments are calculated from accrued interest. This means you are not out of pocket while your current home is still on the market.

  • You have up to 12 months to sell your existing property at your own pace, without the pressure of a tight timeline.

  • When your current home eventually sells, the proceeds are used to pay down the bridging loan. If you've downsized, you may end up with extra cash in your account, giving you additional financial freedom.


This approach removes a lot of the stress traditionally associated with moving. You can focus on finding the right property, plan your sale carefully, and avoid rushed decisions.
